Property Finance : Commercial & Residential

  • Commercial Property Finance:
    We specialise in sourcing the right finance package for your commercial, industrial or retail property purchases, developments or business. Funding solutions include mezzanine finance, private and institutional mother-bond finance, property secured guarantees, partnerships, equity funding, BEE deals, business finance and bridging finance..
  • Equity Release:
    Is your property valued at R375 000 more than the current bond...OR is your property totally un-bonded? If so, then we can arrange to advance you up to 80% of this (R250 000) within 10 days. No limit on deal size!
  • Developers Bridging Finance:
    - Bank must be prepared to give a development loan
  • - Development rights must be in place to start the development eg. all the EIA studies, Zonings, Financial Feasibility, designs, layouts etc. are to be complete.
    One method to do this :
    -Credit Provider will purchase the land into the developers shelf company. The developer will be 100 % shareholder and director of the company. The developers shares will be ceded to the Credit Provider. The funds are then advanced.
    - A first bond will be registered over the property by the Credit Provider. This will be converted to a second bond when the banks funding is made available and the bank will then register a first bond over the property.
    - The bank will be paid back its loan after transfer of the sectional title units or the entire development to the end purchaser/s and the Credit Provider will get its portion out of the balance left.

  • Equity Funding:
    Where a bank insists on a contribution by a developer, an equity financier can provide the required shortfall.
  • Affordable and Low Cost Housing:
    Our funders will provide debt funding, equity funding or J.V's in low cost housing and affordable housing projects. No project too big.
  • Residential Property Finance:
    For clients with a Normal Credit Record - Home Loans, Bonds, Mortgage Bonds, 2nd Bonds Refinancing, Advances, covering bonds and Further Loans. We arrange your bond for you FREE OF CHARGE.
  • Business Finance:
    If you are selling your business and have a potential PDI (Previously Disadvantaged Individual) partner or you are a PDI and have identified a business to buy from a White business owner who is going to stay on and assist you and transfer his/her skills onto you, then we are able to find finance for you. If you are buying a business we can source the correct finance package.
  • Debt Consolidation:
    For Credit Bureau Listed clients - Debt Consolidation (use the equity in your property - current value less outstanding bond - to settle debts like arrears credit cards, motor vehicle arrears, school fees, municipal rates and other debt. We arrange all of this for you!
  • Home Rescue:
